It is very important for a tenant (tenant's rights) to know the maximum amount a landlord can increase the rent (House Rent hike Rules) in a year. Rules have been specifically laid down in the tenancy law regarding this.

There are different rules according to the states -

To curb the arbitrariness of landlords who give their property (property knowledge) and house or shop etc. on rent, various state governments have implemented tenancy laws. Among these states, some states work as model states.

These mainly include Maharashtra, Delhi and Uttar Pradesh (UP tenancy law). These states have their own rent laws. Some similar rules have been implemented in other states as well. Rules have also been made in the tenancy laws of these states to protect the rights of landlords and tenants (landlord tenant's rights).

This is the rule in the country's capital-

Talking about the country's capital Delhi, the Rent Control Act of 2009 is applicable here. According to this, if the tenant is staying continuously, then the landlord cannot increase the rent by more than 7 percent in a year. 

When the house is vacant, the landlord (mkan malik ke adhikar) has the right to increase the rent from the new tenants. If someone is renting out his property (property news) as a hostel, bedding space or boarding house, then the rent can be increased only once a year.

What does the tenancy law of Uttar Pradesh say-

According to the tenancy law of UP, landlords (landlord's property rights) are allowed to increase the rent of residential buildings by 5 percent in a year. If it is a non-residential building, the landlord can increase the rent by 7 percent. Here the rent hike (house rent hike rules) is calculated on a compound basis. 

If the tenant does not pay the rent for two months, the landlord can evict him from the house. Urban Tenancy Regulation Ordinance-2021 is applicable in Uttar Pradesh (UP home rent rules). 

This is the rule for increasing the rent in this state -

Maharashtra Rent Control Act was implemented in Maharashtra in the year 2000. According to this, the landlord can increase the rent by 4 percent in a year. 

Apart from this, if the house has to be repaired etc., then also the rent can be increased (home rent rules). This increase cannot be more than 15 percent of the cost of construction work. 

The landlord can increase the annual rent if the tax increases. This increase cannot be increased more than the tax (tax rules) amount.
